Coplon Associates developed a master plan for conservation and limited development for 400 acres and two miles of shoreline on the Great Bras d’Or Lake in Cape Breton, Nova Scotia. The plan located five development sites based on historic land use patterns, vistas, environmental constraints and access potential. Covenants identifying acceptable levels of development (building, size, massing, location) and mechanisms for protecting and maintaining common open space were drafted to accompany the plan.
